Main factors of successful redevelopment process
- General localization - located in Pößneck
- Specific localization – old industrial site is located west of the old town
- Transport links – Good spatial accessibility - proximity to the federal highway 9 (Berlin-Munich) with the exit Triptis (17km)
- Public attitudes, adoption of innovations and new developments - Optimisation strategies in the frame of site clean-up lead to cost savings (model project of ‘optirisk’), Interdisciplinary work on site development concept (environment / urban planning) lead to premature identification and rectification of conflicts
- Other factors - Availability of site data and information (the City of Pößneck is owner and developer of the site), Manageable / foreseeable amount of work
- Local involvement and stakeholders´ collaboration (activities of politicians, community, public, NGO´s) - Public interest in conflict resolution (the site had a bad image during the years of vacancy)
- Availability of financial incentives (grants, subsidies, funds) - costs for clean-up - partial support by public funds of the State of Thuringia
Brief description of site and current use
In January 1971 a new establishment, the ‚Nationally-owned Company ROTASYM’ (rotationally symmetric parts), opened at this site. In the frame of a major action of reorganisation a metal processing company was built out of the old textile factory. "ROTASYM" was one of the largest employers in the region until 1989.
In 1990 the "FAG Kugelfischer, Schweinfurt" took over this area. Since 1992, the business establishment with its buildings was unused.
The inner-city brownfield partly lies in the flooded area of the Kotschau. Through the years of vacancy of the former business establishment the site got a bad image. The city was interested in a revitalisation and enhancement of the site because of its proximity to downtown and the resulting high importance for urban development. However the site was blocked due to existing contaminations for an immediate reuse.
In the frame of the research project ‘optirisk’ many site development concepts were drawn for the site and finally, one concept was converted.
The site is supposed to be revitalised in several sub-steps. The demolition of the buildings of the old cloth mill is an important part in the whole project "Revitalisation Old Industrial Site ROTASYM". After soil clean-up at a subarea, a supermarket was opened as the first segment. According to the further planning of the city the whole area of ROTASYM have to be remediated. Afterwards, the new ‚Pößnecker Municipal Baths’ is supposed to be built on the site. Moreover the river Kotschau has to be recultivated and the "B 281" has to be expanded. The completion of the work is planned for late 2011.
