Brief description of site and current use
The brownfield of the former Greika-property at the August-Bebel-Straße in Berga was an eyesore for the municipal. The site with the largest shed-roof-hall in Thuringia and many outbuildings was ruinous and affected due to vandalism.
The Kommunale Entwicklungs-, Betriebs und Verwaltungsgesellschaft mbH (KEBV) was the owner and founded specifically to develope the brownfield. The KEBV got into financial trouble. The opening of the insolvency proceeding was rejected by court. The company was not liquid and deleted. Thereby the estate was abandoned.
The municipal Berga applied the compulsory auction with the support of the LEG Thüringen. In the course of the process property questions were resolved and burdens were extinguished out of the land register.
The development of the brownfield was complicated from an infrastructural standpoint and because of missing demand. Since the brownfield was completely built-up, buildings were hollowed out and demolished in the southern area of the brownfield.
The LEG Thüringen helped at the search of investors, proved possible promotion programs for the new investor and counseled him concerning the new utilization of the area. The town and local tradespersons arranged if there is need of renting spaces or if a local enterprise would invest.
With the new investor the brownfield was revitalized and on the roof of the heritage-protected Shed-roof-hall was erected a solar park. As part of the process the concept of a future usage as a sheltered workshop and school for disabled persons was prepared. This concept will be realized successively in several construction phases within 3 years.
