Main factors of successful redevelopment process

• General localization - located in town Svitavy
• Specific localization – in proximity of the town centre (almost in the middle of the town)

• Public attitudes, adoption of innovations and new developments – Fabrika  Svitavy  was established with a view to: (1) Revitalization and redevelopment of industrial buildings, facilities and assuring their effective use (2)  The town needed to create new conditions for social life within town (3) In 2003 the town received a grant from the European Union and because of it new projects for revitalization could be created. (4) Creating new job opportunities. (5) Revitalization of old industrial buildings in city centres is common in Europe for decades but in the Czech Republic it is a unique project. (6) Fabrika Svitavy is conceptually a matter of prestige on the level of modern cities and it is very important step to further development of Svitavy.

Brief description of site and current use

History of the building dates back to the early 20^th century. In 1925 Wilhelm Ettl built the factory, which was used for dyeing. Factory was four-story reinforced concrete building with square tower as part of the textile complex.

Since 1995 the town dealt with problem of construction some social centre. People needed to have place where they could meet each other. In 2003 the town received a grant from the European Union and because of it a building project could be made during year 2004-2005. The building started to grow up since 1^st December 2005 according to project of architect Roman Svojanovský and Fabrika was opened to the public in 29^th May 2008. Architect wanted to conserve features of old industrial factory but he also added modern and elegant character. Adapting of old industrial areas to meet the present and future needs in respect of the town’s spatial development is very important and Fabrika is an integral part of town centre. Factory changed original purpose and it became multifunctional, educational, community and cultural centre. Name Fabrika should also remind us original purpose of the building as factory. 

Fabrika is situated almost in the centre of town Svitavy so it has really advantageous location, additional in front of it there is large car park for 140 cars. Availability is ideal for people.

Modern library with internet café and study room make up center of Fabrika. There is also big hall which can be used for congressional or theatrical purposes. It is good place for congregations of the town, seminaries, concerts, presentations, balls, entertainments or exhibitions. Equipment of hall is really great- there are cabins for translation therefore there can be organized international congresses. Auditorium has more utilizations- it can be theatrical, congressional or dancing place. In the third floor there is situated restaurant with parlor for private events. In Fabrika there are also seats of a lot of organizations for example- Maternal centre Krůček, Club of seniors, Centre of social service or Region economic council. In the tower of building there is transmitter of phone company T-mobile. Along corridors there is gallery with many pictures. Fabrika is really prestige building in many ways and it certainly improves the quality of social life in Svitavy.
